Investor Development Services



Grubb & Ellis|Thomas Linderman Graham’s full scope of services includes development, build-to-suit and construction management services for investors and tenants. Our team handles all aspects of the development process from initial planning to grand opening. Since we do not develop real estate for our own portfolio, we avoid the conflicts of interest often associated with servicing both an owned and third-party portfolio.

Beginning with owner consultation and conceptual design, we first conduct engineering and architectural interviews, feasibility studies, pre-marketing analysis and financial projections to determine the soundness of each project. We then proceed to engineer/architect selection, debt and equity procurement and contractor discussions. After successful bids are selected, we begin the construction process, which includes weekly supervision, accounting and monthly reporting to the lender and owner. Upon completion, we oversee the punch list process, obtain final inspection approvals and activate all warranties.

Through our Property Management and Building Services departments, our experienced team can also oversee tenant space improvements, as well as build-out and capital improvement projects. Whether for managed properties or non-managed independent assets, our professionals add significant value to the process.
